Realty Income Stock Climbs Following Strong Q3 2026 Earnings Report
Realty Income shares rose in regular trading after the company reported its Q3 2026 financial results and raised its full-year AFFO guidance.
Realty Income saw its shares climb about 3% to $59.22 in regular trading following the release of its Q3 2026 earnings report, which highlighted steady financial growth and an upgraded outlook. The net lease real estate investment trust posted adjusted funds from operations, or AFFO, of $1.12 per share for the quarter, prompting management to slightly elevate its full-year projections.
Financial figures for the quarter showed gains across key metrics compared to the same period in 2025. Total revenue rose to $1,624.5 million from $1,473.6 million, while net income excluding extra items increased to $403.9 million compared to $315.8 million. Basic earnings per share climbed to $0.43 from $0.35, and overall funds from operations reached $1,041.0 million.
Management highlighted Continental Europe as a primary growth opportunity for the company. The steady uplift in performance aligns with the long-term reputation of the organization, which has maintained an uninterrupted monthly dividend schedule for over three decades beginning in 1994.
Despite the positive momentum, some market observers have raised concerns regarding the estimated cost of capital and potential shareholder dilution. Analysts have noted that the estimated cost of capital near 7.11% outpaces return on invested capital in certain analyses, pointing to risks associated with new capital deployment.
Addressing these concerns, leadership pointed to recent Q3 activity where the blended first-year cost of capital remained near 5%, favorably positioned against acquisition yields around 6.8%. Furthermore, the company funded its 2026 investment volume largely through internal cash flow, euro notes at approximately 3.7%, and joint ventures rather than relying heavily on common equity.
With occupancy guidance remaining above 98.5% alongside tighter expense management and lower expected credit losses, Realty Income continues to project stability. The combination of solid cash flow generation and strategic financing supports the ongoing reliability of its monthly dividend payouts.
